Internet and Connectivity When Buying Land or Building Rural
You can drill a deeper well, upgrade a septic system, or add solar. You cannot conjure fiber onto a road that has none, and the quote to extend it can arrive with more digits than the excavation budget. Connectivity belongs in land due diligence alongside water, power and access — before closing, not after.
The parcel-with-no-address problem
Geocoders need addresses. A vacant parcel usually has a parcel number and coordinates but no street address, which means SignalScout cannot look it up directly. The workaround is straightforward and honest about its limits:
- Look up the nearest addressed neighbour on the same road, ideally on the same side and within a few hundred metres.
- Check two or three addresses along the road in each direction, not one. You are trying to see where service changes, and the change point is the useful information.
- Remember that a measured tile is roughly 610 metres across, so a neighbour within that distance is likely in the same tile as your parcel.
The build boundary is what you are looking for. If the address half a mile toward town shows a symmetric 500 Mbps upload and the one past your parcel shows 8 Mbps, fiber terminates somewhere between them. Your job before closing is to find out exactly where, and what it costs to close the gap.

Line extensions: the number that ruins budgets
When a provider says a location is "not currently served but could be built", ask for the construction quote in writing, itemised, with a validity period. Charges are typically calculated per foot of new plant, and they scale brutally with driveway length and terrain. A parcel set a few hundred feet back from a road with existing fiber can be modest; a parcel half a mile down a rocky private drive can run well into five figures. Rock, water crossings, road bores and pole make-ready work are the usual cost multipliers.
Three things reduce it. Trenching yourself to the provider's specification, if they allow it. Splitting the cost with neighbours who would also be served by the same extension — this is common and providers will often coordinate it. And timing your request to coincide with a subsidised build that is already coming through.
Design the build around connectivity
While the trench is open, the marginal cost of future-proofing is close to zero. Do all of this during construction, because retrofitting costs ten times as much.
- Lay spare conduit from the road to the house, oversized, with a pull string and both ends marked and mapped. Two ducts, not one.
- Pick the house site with sky view in mind if satellite is your realistic fallback. Trees to the north matter for LEO constellation coverage in the US.
- Plan an antenna location. A short mast, a gable mount, or conduit to the roof peak makes fixed wireless and 5G gateways far more viable later.
- Run Ethernet inside to at least the office, the living room and one access-point location per floor. Cat6 in the walls costs almost nothing during framing.
- Site the network gear where the service enters, with power and ventilation, not in a hot attic.
Decide your fallback before you commit
Assume for a moment that no wired provider ever builds to the parcel. Would you still buy it? Answer that with real numbers:
- Check the mobile tile for the area — that is your best free indicator of whether 5G home internet is plausible, since it uses the same towers. The national mobile median is around 189 Mbps, so anything in that neighbourhood is genuinely workable.
- Confirm LEO satellite service is being sold in that cell, and check for obstructions at the house site.
- Identify any local WISP and ask whether they have line of sight; they will usually tell you honestly, because a failed install costs them money.
If at least one of those three works and you can live with the latency, the parcel is viable. If none of them do, you are buying a property where remote work is not an option, and that should be reflected in the price.
